Let me break down which markets make the most sense, what returns are realistic, and how to avoid the rookie mistakes that first-time Florida investors make.
Why investors from New York are zeroing in on Palm Beach County right now. There are three reasons.
First is the income shift. Billions of dollars in New York income have moved south since 2020, and they continue to. That creates demand and opportunity.
Second is the tax advantage. Florida has no state income tax, and that alone can add 7 to 10% to your effective return compared to staying in New York.

West Palm Beach: urban energy with strong returns. This city is transforming fast. Luxury towers, new restaurants, and a downtown lifestyle that reminds many New Yorkers of a calmer SoHo. You’ve got projects like NORA, the Brightline Extension, and high-end developments along Flagler Drive. Condos and townhomes here offer strong long-term appreciation, plus seasonal rental potential for snowbirds and remote workers.
If you’re looking to buy in West Palm, here’s what to focus on. New construction or newly renovated condos with strong HOA reserves. Boutique buildings near The Square or Flagler Drive, where walkability is what sells. And two-bedroom units that give you flexibility for rental or personal use.
Cap rates in West Palm Beach typically range from 4 to 6% on long-term rentals, and higher for short-term vacation rentals if managed well. If you like urban appreciation and higher rent yields, West Palm is going to deliver.
