Just recently, I was driving through Avenir with a couple who had just relocated from New Jersey. Twenty minutes in, the husband turned to me and said, “Lynn, I don’t get it.” He’d heard everyone talking about Avenir, the agents, the builders, the buyers, but all he saw was a bunch of houses.

By the end of that tour, he wasn’t asking about houses anymore. He was asking about the future, and here’s what changed his mind.

Ask how you want to live. When someone tells me they’re interested in Avenir, my first question surprises them. It isn’t “What kind of house do you want?” It’s “How do you want to live?”

People expect me to ask about bedrooms and square footage, and instead I want to know what their days look like. After years of helping people relocate to Florida, I’ve learned that the happiest buyers don’t buy the best house. They buy the best lifestyle. Think about how many minutes a day you spend admiring your countertops, then how many hours you spend living your life. Most people get that backward.

It’s many communities, not one. That’s exactly why Avenir gets interesting. Palm Beach Gardens is growing west, and Avenir sits in the middle of it, taking shape as a whole lifestyle district, not the rows of homes around one clubhouse people picture. Buyers get confused by the idea that it’s a single neighborhood. It’s several communities, each with its own feel: some for active adults, some for growing families, some for estate homes, some for maintenance-free living, each with its own amenities and social rhythm.

The mistake I see is a buyer falling for a kitchen online, deciding that’s where they belong, and never picturing their neighbors or how they’ll spend their weekends. Choose the lifestyle first. The house is the easy part.

Daily life beats beach proximity. The question I hear most is why anyone would buy 25 minutes from the beach. I love it, because I understand it. People imagine Florida as waking up and heading straight to the ocean, and the beach truly is wonderful. But once you live here, you don’t go to the beach every day. You live in your community every day. You walk the trails, see your neighbors, use the clubhouse, play pickleball, work out, and go to social events, every single day.

The conversation quietly shifts from proximity to the beach toward the quality of daily life, and that’s why so many buyers who swear they only want the coast end up happily further west. And unlike other new-construction options like West Boca or West Delray, Avenir keeps you connected to Palm Beach Gardens, with world-class golf, dining, healthcare, and the airport nearby.

The people are the real draw. The part no map can show you is the people, and it’s my favorite. Avenir draws a specific kind of buyer: optimistic, excited about what’s next, building a new chapter, whether relocating, retiring, downsizing, or upsizing. That energy is contagious, especially in communities like Esprit and Regency. Buyers tell me all the time they don’t want to live around “old people,” then they visit, find themselves surrounded by active folks traveling, golfing, and joining clubs, and realize they aren’t buying into an age group. They’re buying into a lifestyle.

Which brings me back to the couple from New Jersey. At the end of the tour, the husband said, “When we got here, I was looking at houses. Now I’m looking at where Palm Beach Gardens is headed.” That may be the best description of Avenir I’ve heard, because the story was never about the homes.

It’s about the vision and the chance to join a community while it’s still becoming what it will be.
