Most buyers think they understand Avenir, but there’s a lot more to it than most people realize. Avenir is a master-planned community spanning approximately 5,000 acres in Palm Beach Gardens, featuring thousands of planned homes, multiple builders, conservation land, and a long-term vision for retail, dining, medical facilities, and infrastructure improvements. If you don’t understand the differences between the communities inside Avenir before you buy, you’re not just choosing the wrong house: you’re choosing the wrong lifestyle.
I’ve been going deep into Avenir recently, studying it, walking it, and analyzing the differences. As someone who has personally built multiple new construction homes, I’m not just looking at finishes and floor plans. I’m looking at decisions that impact how a home and a community actually live over time.
Avenir is still evolving. It’s about four years old, with active construction zones, future communities, and major components like the town center that aren’t yet fully complete. When you purchase here, you’re not just evaluating what exists today. You’re evaluating what this community is becoming.
Avenir has three distinct amenity categories, and the one your community is aligned with directly impacts your daily life.
- The Blue Heron Clubhouse is the original amenity center on the east side. It includes a resort-style pool, fitness center, tennis, pickleball, and a club room. Communities aligned with Blue Heron include Solana Bay, Coral Isles, Watermark, La Terre, and Windgate.
- The Great Egret Clubhouse is larger, at approximately 28,000 square feet, serving newer communities on the west side. It includes expanded amenities, dining, recreational facilities, and outdoor play areas. Communities aligned with Great Egret include Apex, Avondale, L’Ambiance, and upcoming WL communities like Stone Gate, Longview, and Lake Ridge.
- Private clubhouse communities include Regency at Avenir and Esprit at Avenir. Both are 55+ communities with their own amenity centers, not shared with other residents.

Apex is the largest community inside Avenir, with over 900 homes planned by GL Homes, ranging from approximately 1,900 to over 5,500 square feet. It’s aligned with the Great Egret Clubhouse and designed to support a larger number of residents.
Solana Bay and Coral Isles offer different experiences on the east side. Solana Bay by Akel Homes has approximately 118 homes designed around a central lake. Avenir’s town center and infrastructure are still developing. The town center is expected to be completed around 2026 and will include expanded retail, dining, and services. A health park with a hospital and medical facilities is planned. Infrastructure improvements include expanding Beeline Highway and Coconut Boulevard. Current businesses in Avenir include Publix, Walgreens, Smoke and Maple Restaurant, H&H Bagels, Sloan’s Ice Cream, Field of Greens, and more.
