The New Yorkers are coming to Palm Beach County, and they’re coming fast. But here’s the truth: they aren’t looking for your average Florida home, the one with the palm tree wallpaper and the ceiling fan from 1998. They’re looking for luxury that meets livability, and they’ll pay top dollar for it if you deliver the right experience.

Many of these relocators are finance professionals, entrepreneurs, and retirees. They’ve lived in modern condos, smart home features, and concierge-level service, and when they land in Palm Beach County, they want that same effortless sophistication, just with sunshine, space, and freedom.

That’s why these five upgrades aren’t random decor ideas. They’re the bridge between what New Yorkers expect and what your home can offer right now.

1. Lean into outdoor living. New Yorkers dream about indoor-outdoor living because it’s the one thing Manhattan can’t give them. If you’ve got a patio, pool, or balcony, make it the star. Add a summer kitchen, update the furniture to a modern coastal style, string up soft lighting, and make the space look like it belongs in a Florida magazine. Think Soho House meets South Florida. A $10,000 investment out here can feel like a $50,000 upgrade to a buyer craving that lifestyle.

2. Show off smart tech and work-from-home space. A lot of these buyers still work remotely or split time between New York, so connectivity matters. If you can show a dedicated office or a dual-purpose guest room with hardwired internet, you’re speaking their language. Add a Nest thermostat, smart locks, and voice-activated lighting. It tells them the home is modern, efficient, and low-maintenance, which is exactly what relocation buyers want.

3. Deliver turnkey luxury finishes. These buyers are coming from fully renovated city apartments. They don’t want to repaint cabinets or replace floors the day they move in. Upgraded appliances, contemporary light fixtures, and neutral, magazine-worthy paint colors make a huge difference. If you walk into your home and can honestly say it feels new, you’re ready to attract a New York buyer.

4. Highlight lifestyle amenities and curb appeal. This one is huge and often overlooked. If you’re in a community with a clubhouse, fitness center, marina, or walkable restaurants, we showcase them in your listing photos and video. You’re not just selling a home, you’re selling a Florida lifestyle they’ve been dreaming about from a cold apartment window in Brooklyn. Curb appeal matters too. Fresh paint, new house numbers, modern lighting, and clean landscaping all signal quality before a buyer even walks through the door.

5. Invest in professional marketing and staging. This might be the most important one of all. If you want New York buyers to fall in love from a distance, your photos and video have to look like a Serhant listing, crisp, editorial, and emotionally charged. Drone shots of the neighborhood, a sunset pool scene, and staging that feels like a five-star vacation home. Most New Yorkers buy sight unseen, so your presentation is the first showing.

I recently worked with a seller in Delray Beach who spent around $20,000 on a modern outdoor refresh: new pavers, lighting, rented furniture for staging, and a few touch-ups inside. We listed it for $1.495 million and sold it within two weeks, for $1.525 million, all cash, to a New York couple who saw the video on Instagram. Don’t underestimate the ROI of a presentation. It’s about knowing what adds perceived value to the right buyer.
